VAT (15%) applies when the seller is a registered VAT vendor and sells the farm as a going concern, or sells in the ordinary course of enterprise.

Transfer duty applies when the seller is NOT a VAT vendor (most private farm sales).

Zero-rating (0% VAT) applies to genuine going concern sales , both parties must be VAT registered and a going concern certificate must be in place. SARS scrutinises these carefully.
