Africa Estate Farm Tools
Compare farms
Pick two or three farms for sale, or type your own numbers, and see them side by side: price per hectare, the water the seller states, the large stock units the veld carries, the price per LSU place, the purchase costs and the bond at the same deposit for every farm. The best figure in each row is marked; there is no winner, because the farms differ in kind.
1. The same deposit and bond for every farm
Banks usually ask 20% to 50% on a farm.
Prime 10.75% (SARB).
Farm 1
Africa Estate farms for sale; the price and hectares fill in from the listing.
Leave empty to use all the hectares.
change it to the farm's own biome.
From the provincial map or the grazing capacity certificate.
As the seller states it.
Farm 2
Africa Estate farms for sale; the price and hectares fill in from the listing.
Leave empty to use all the hectares.
change it to the farm's own biome.
From the provincial map or the grazing capacity certificate.
As the seller states it.
Assumptions used
- The same deposit, rate and term for every farm; prime 10.75% (SARB, 25 September 2026).
- Large stock units = veld hectares divided by the norm (CARA regulation 11); norms are the DAFF Long Term Grazing Capacity Map for South Africa 2016/2017 (GG 41870, GN 898, 31 Aug 2018) means per biome, replaced by your own norm. The biome default per province is a choice, not a published rule.
- Cows with calves at 1.4 LSU each (Meissner, Hofmeyr, Van Rensburg and Pienaar (1983), Tech. Comm. 175, via FAO and SASAS 2017).
- Transfer duty: SARS, Transfer Duty rates effective 1 April 2025 (unchanged for 2026/27). Attorney fees: LSSA Conveyancing Fee Guidelines 2026 (guideline, excl. VAT), plus VAT. Deeds Office and bank fees as on the site's Transfer & Bond Costs calculator.
- The water row repeats the seller's own words (features and description); it is not a measurement.

What this does not tell you
- An asking price is not a value; the comparison is of asking prices and stated facts.
- A field the seller did not state is shown as not stated, never filled in.
- There is no winner: a Karoo sheep farm and an irrigation farm are different businesses. The marks show the best figure in each row only.
- The grazing norm per biome is a long-term mean for veld in good condition; the farm's own certificate replaces it.
